I’m Linda Bailey, the proud new owner of River Ness Rooms & Bothy, previously known as Acorn Guest House in Inverness. Together with our experienced new manager, David Paton, we are excited to welcome you to our charming guest house.
Our accommodation includes one triple room, two double bedrooms and one twin room that can be converted into a Super King. All of our rooms are ensuite.
We are currently undergoing an exciting refurbishment to enhance your experience of the guesthouse and website. Breakfast is not provided during this time, but we are happy to recommend excellent nearby cafes and restaurants to start your day.
Additionally, our late check-out and parking extension options provide extra convenience for your stay. Whether you’re visiting for leisure or business, River Ness Rooms & Bothy is here to ensure your time in Inverness is both enjoyable and memorable.

Acorn Guest House provides Double ensuite & Triple ensuite rooms which include a double and a single bed for up to 3 adults. Single travellers and family groups accommodation can be catered for. The rooms have everything needed for a relaxing comfortable stay including a welcome tray with tea, coffee and biscuits. Rooms cost £80 each based on 2 sharing.
The Guest House is located very centrally in Inverness which is surrounded by beautiful countryside like Loch Ness (pictured above & only 15 miles to the South). Being at the starting point for the North Coast 500 the Guest House is a great base to start or finish your NC500 tour. But there is so much to do and see around Inverness it is worth staying for 2-3 Days.

The B&B is set back in Bruce Gardens just off the Tomnahurich Road (A82). The entrance to the B&B is only a few 100ms from the Ness Bridge in the centre of Inverness famously dominated by the Inverness Castle.
